Asphalt, paver & concrete driveways built on a 6–12 inch processed gravel base. Permits pulled. Licensed Massachusetts contractor.
A driveway built without a proper base on the North Shore of Massachusetts cracks in the first winter and heaves by the second. The 48-inch frost line, freeze-thaw cycles, and clay subsoil under many Essex County lots are unforgiving. AB Mendez Masonry & Landscaping installs and replaces residential driveways in asphalt, paver, and concrete — built on a 6 to 12-inch compacted processed gravel base.
Asphalt vs paver vs concrete
- Asphalt — $8–$15 per sq ft installed. 15–25 year life with sealing every 3–4 years. Fastest install (1–2 days). Best value-per-square-foot.
- Concrete pavers (Belgard, Cambridge, Techo-Bloc, Unilock) — $20–$35 per sq ft installed. 30–50 year life. Individual pavers can be lifted and reset.
- Poured concrete — $12–$22 per sq ft installed. 30–40 year life. Sawn control joints every 10 feet to manage cracking.
- Belgian-block edging — granite cobble border around asphalt or concrete. Adds $40–$60 per linear foot.
Why North Shore driveways fail
- Inadequate base depth — most failures trace to a 3–4 inch base instead of the 6–12 inches required for MA freeze-thaw. We build 8″ for asphalt residential, 10–12″ for pavers and concrete.
- No base compaction — gravel must be compacted in 4-inch lifts with a vibrating plate or roller.
- Missing edge restraint — pavers without edge restraint walk outward from vehicle loads.
- Wrong crown / no grading for drainage — flat driveway pools water, freezes, cracks. We crown 1/4″ per foot side-to-side and slope away from the garage.
- No expansion joints in concrete — concrete poured monolithically across 40 feet WILL crack. Sawn control joints every 10 ft direct cracking.

Frequently asked questions
How much does a new driveway cost in Massachusetts?
For a typical 20×40 (800 sq ft) North Shore driveway in 2026: asphalt $6,400–$12,000, concrete pavers $16,000–$28,000, poured concrete $9,600–$17,600.
Do I need a permit to replace my driveway in Lynn or Salem?
Most North Shore towns require a building permit for a full driveway replacement. A curb-cut permit is required if you modify the connection to the street. We pull both as part of the job.
How long does a new driveway take?
Asphalt: 2–3 days on-site, drivable next day. Pavers: 5–10 days. Concrete: 1–2 days to pour, 7 days minimum before vehicles.
What's the best driveway material for Massachusetts winters?
All three handle MA winters when installed correctly with a proper base. Asphalt is the most forgiving of freeze-thaw with periodic sealing. Pavers are the most repairable.
